FAQ | The Balsams Resort

We’re giving The Balsams a glorious renovation, and we’re offering the rare opportunity to own a part of it. With the introduction of The Balsams Century Club, resort ownership has never been more accessible, flexible, and rewarding.

The renovations of the historic Hampshire House and Dix House are being designed to offer a limited number of residences in one of New England’s most picturesque and expansive destinations. The Balsams enjoys unfettered views of the commanding mountains that create an amphitheater around the main campus of the property. This very special 11,000-acre property will be carefully redeveloped with lifestyle and the environment in mind, ensuring residents and visitors uncompromised modern conveniences, best in class amenities, and the ability to step out into an untouched wilderness bursting with fresh mountain air.

What is Century Club ownership? To celebrate the 100-year anniversary of the historic Hampshire House we are offering the exclusive opportunity to own a Century Club residence within the Hampshire House or Dix House, and benefit from an extensive lineup of coveted membership benefits. There will be a variety of fully furnished residences available for ownership. The purchase is for a divided interest fraction (100 or 65 days of use per year) in a specific condominium residence. Each share comes with a deed and title and can be resold or transferred by the owner at any time. The 100 days equates to an average of five summer weeks, five winter weeks, two spring weeks and two fall weeks. Great flexibility for owners has been built into the program with the option to swap weeks or add weeks.

For three years after closing, Founders shall be entitled to a one-time option to exchange and apply the then fair market value of their fractional Interest Estate value of their Hampshire Dix House Residence to any future whole ownership real estate product. These offerings may include slope-side, fairway, and lakeside homes, among others.

What is a reservation agreement? It is a non-binding agreement to purchase real estate at The Balsams. A reservation agreement is supported by a fully-refundable deposit that provides you with many benefits, the most important of which is that it gives you priority access to secure the residence of your choice.

What is the benefit of reserving a residence now? The earliest reservation holders have the potential to become a Century Club member with Founder benefits (see below: What does it mean to be a Founder?). Additional benefits include pre-construction pricing and up to 10 years of complimentary golf, ski, and Balsams Baths passes, just to name a few. Please see complete benefits here.

What is the deposit amount required to reserve a residence? The selection deposit is 5% of the price of the residence you select. This deposit remains fully refundable and non-binding until we are ready to send out final offering documents with purchase agreements to our reservation holders. Until then you will have secured your preferred residence and your Founder status. Once you receive your final offering documents you will have 30 days to review them and decide if you want to move forward with the purchase. If you elect to move forward with the purchase, an additional 5% deposit will be required for a total of a 10% deposit on the residence you’ve selected. These deposit monies are held in an escrow account and cannot be used by the developer.

When is the balance of my purchase price due? The remaining 90% of your purchase price will be due at Closing. The Closing date will be stated in the above-mentioned purchase agreement.

What happens if I decide not to buy? Do I get my money back? Yes. Your initial 5% reservation deposit is fully refundable for any reason or no reason at all. Your money will be refunded within 10 days. Upon signing a purchase agreement, the contract becomes binding on all parties. If the “developer/resort” doesn’t deliver all that is outlined in the signed purchase agreement, including meeting the delivery date specified in the contract, your 10% deposit will be refunded to you.

What does it mean to be a Founder? The first 150 reservation holders that become Century Club owners will also become Founders. Founder benefits include recognition on a Founder’s plaque in the historic Dix House and on a performing arts center seat, priority access to performing arts center events, lifetime free valet parking while in residence, preferred golf tee times, lifetime enrollment in our first-tracks ski program, and free ski storage in Gondola Plaza for up to 10 years.

Founders will receive advance notice of future real estate offerings and have the first opportunity to make a reservation to purchase them.

Will it be possible to visit the property? Yes! We firmly believe that the best way to learn about The Balsams and see our vision is to be here in person.
